North Miami waterfront values are climbing faster than most of Miami-Dade, here’s why.
It Really Comes Down to Scarcity
Here’s the thing about waterfront in this pocket of Miami-Dade, they’re making more of it. Sans Souci and Keystone Islands have remained unchanged land wise for decades. No new lots were getting carved along the shoreline.
So, you’ve got steady demand – from people relocating here, from international buyers, and from people who got priced out of the market in Surfside and Bal Harbour and have found a spectacular alternative in these two neighborhoods just minutes directly west. But now, they are running into supply issues. That’s the whole equation. When this happens, prices don’t just rise, they continue to rise faster than developers can put inventory in the market.
The Data Checks Out
Waterfront property from Miami-Dade to Palm Beach County has historically seen levels of appreciation unheard of by almost all inland communities. single-digit percentage year-over-year increases on dry lots and double-digit percentage increases on wet lots.
Keystone and Sans Souci don’t always move lock step with the broader market. That’s exactly why I don’t like leaning on general market reports when someone asks me what their home is worth. A Hyper focused local CMA tells you a lot more than a regional trend line ever will.
What’s Actually Driving This in North Miami
A few things I see playing out:
- Buyers who cannot afford Bal Harbour or Surfside are looking here as a real opportunity to stay in proximity, while at the same time, getting the waterfront lifestyle only available at a much higher price point 4 minutes away.
- Private Dock and Ocean Access. Both Sans Souci and Keystone Islands offer direct without fixed bridge access through Haul Over inlet directly into the Atlantic. Haulover Marina is also just stone’s throw away.
- Very little supply left for new waterfront construction in these neighborhoods.
- The overall area, not just North Miami but the corridor in between, Bay Harbor Islands continues to see major investment into commercial infrastructure.
If You’re Thinking About Selling
That same scarcity that’s driving appreciation in the area also puts you in a stronger position at the negotiating table. But only if your home is priced right against what buyers are comparing it to right now, not what has sold years prior.
If You’re Thinking About Buying
Waterfront property here has been more of the resilient parts of Miami-Dade. This is a true investment opportunity not just a lifestyle purchase. But not every property appreciates the same. Numbers can swing for a variety of reasons – seawall condition, and insurance costs can have a real impact.
Bottom Line
North Miami continues to outpace many of the surrounding areas. Investors and developers have now set their sights on the price and it just so happens to be here. They always say the only thing God didn’t make enough of was land, in this case it was water frontage in Miami.
