Let me tell you what I’m seeing on the ground right now. Old 1950s homes coming down. New modern builds going up. Michelin-starred chefs putting North Miami on the map. And developers who used to skip right past North Miami? Now they’re calling me.

Here’s the thing. North Miami new construction isn’t a someday story anymore. It’s happening right now, and two neighborhoods sit right at the center of it: the Village of Biscayne Park and the residential streets just north of NE 125th Street.

Biscayne Park: Already Proving the Model

First, let’s start with the neighborhood that’s already proven it. Biscayne Park is a small village with big lots, mature trees, and no through traffic. For years, it flew under the radar. Not anymore.

Today, new construction in Biscayne Park is listing anywhere from about $2 million to nearly $6 million. In fact, one newly built home on NE 8th Avenue just closed in August at $2.64 million for under 2,900 square feet. And according to Redfin, the village’s median sale price jumped more than 44% year over year as of August. Granted, it’s a small market, so those numbers can swing. But the direction is clear.

On top of that, building here isn’t easy. Every new home in Biscayne Park goes through three Planning Board reviews before it gets a permit. That means fewer projects, more scrutiny, and higher quality. As a result, every approved lot and every set of plans becomes worth more.

North of 125th: The Next Gem (Irons Manor)

Now here’s where it gets interesting. Just north of Biscayne Park and across 125th Street sits Irons Manor, a pocket of North Miami with the same mid-century lots, the same tree canopy, and prices that haven’t caught up yet.

But they’re starting to.

I’ve watched that pricing shift firsthand. At 871 NE 128th Street, a completely redesigned 1,900-square-foot home I sold for $1.275 million—showing that buyers are already willing to pay a premium for thoughtful, high-quality product in this pocket.

And that’s exactly why I’m taking it to the next level.

955 NE 128th Street: Preconstruction, Right on the Block

Just down the street, my newest listing at 955 NE 128th Street is a preconstruction single-family home. The plans call for a roughly 2,300-square-foot, 4-bedroom, 3.5-bath main house plus a detached 400 sq ft, 1/1 guest house with a kitchenette, designed by Sorogon Design Studio, the same team behind 871. The completed home is offered at $2.65 million.

In other words, it’s Biscayne Park–caliber new construction, a few blocks away, and you get in before the finish line.

The Dining Scene Is Leveling Up

Meanwhile, look at what’s happening on the 125th Street corridor. That’s always the tell.

First, there’s Mutra. Out on NE 123rd Street, where 125th heads east toward the Broad Causeway and Bay Harbor, Israeli chef Raz Shabtai’s restaurant earned a Michelin star this year. And not just any star. Mutra is the first kosher restaurant in the world to earn one, and it was the only Miami restaurant to receive a new star in 2026. Think about that. The newest Michelin star in all of Miami landed in North Miami.

Then there’s Cotoa, the Michelin Bib Gourmand restaurant known for modern Ecuadorian cooking. It’s moving into a new 80-seat space at 1111 NE 125th Street this month, complete with a private dining room and a full bar. And it’s literally a short walk from both 871 and 955. Likewise, Burgers & Shakes just opened its fourth location at 899 NE 125th Street.

Simply put, when the Michelin Guide starts handing out stars in your neighborhood, and acclaimed chefs triple their footprint there, they’re betting on the people who are moving in. And that’s the same bet I’m making.

The Bigger Picture: Over 11,000 Units in the Pipeline

So why now? Because the money is already moving.

According to The Real Deal, more than 11,000 residential units are planned across North Miami and North Miami Beach. Here’s a taste of what’s coming:

  • SoLé Mia: The 184-acre master plan is entitled for 4,390 homes and 1.5 million square feet of commercial space.
  • Urbania NoMi: A 12-story, 195-unit building at 1150 NE 125th Street is expected to finish this year, with a 17-story, 348-unit tower planned next door.
  • Biscayne North Miami: A 400-unit apartment building is planned on part of the former Johnson & Wales campus at Biscayne Boulevard and 125th.

Beyond that, the City of North Miami’s downtown plan focuses on reshaping NE 125th Street with new building heights and mixed-use development, and the CRA is planning around a future Tri-Rail Coastal Link station. In short, more residents, more restaurants, more transit, and more reasons to live here.

What I See Playing Out

  • Biscayne Park is setting the price ceiling. Its new construction gives buyers and appraisers a clear benchmark.
  • North of 125th is the value play. Similar lots, similar trees, lower entry prices, and a growing track record of high-end sales.
  • Builders are hunting for lots. Older homes on good lots are being bought for land value and replaced with new construction.
  • 125th Street is becoming a destination. Michelin-level dining and new residential towers bring the foot traffic that lifts the whole area.

If You’re Thinking About Selling

If you own an older home on a good lot in Biscayne Park or north of 125th, you might be sitting on more value than you think. Builders are paying for land, not for the 1950s floor plan. So before you list it as a “charming original home,” let’s talk about pricing it for what it really is: a development opportunity.

If You’re Thinking About Buying

On the other hand, if you want new construction in this corridor, the window to get in at today’s prices won’t stay open forever. Preconstruction lets you lock in a price, have a say in the finishes, and own something brand new in a neighborhood that’s still on the way up.

Bottom Line

They say the best time to buy is before the restaurants show up. Well, in North Miami, the Michelin stars are already here.
