It is almost never about the house being bad. It is about pricing, presentation, and marketing done right from day one. I sell most of my listings fast, and it is not luck. It is a system.

The first two weeks decide everything
A listing gets its most attention the moment it hits the market. Every serious buyer and agent watching that area sees it right away. If the price is wrong or the photos are weak in those first two weeks, you burn your best shot and the listing goes stale. A stale listing tells buyers something is wrong even when nothing is, and then you are negotiating from behind.
So I do not treat launch day casually. Pricing, photography, and the marketing push all have to be right before we go live, not fixed later.
Pricing is a strategy, not a hope
Most homes that sit are simply priced on what the owner wishes it was worth instead of what the market will actually pay right now. Buyers in this market are smart and they are comparing you to everything else available. Price it right and you can create competition. Price it high and you become the home that makes the correctly priced one down the street look like a deal.
I price to sell and to create demand, not to flatter the seller. That is an uncomfortable conversation sometimes. It is also why my listings move.
Presentation and my builder’s eye
Because I build and renovate homes, I look at a listing and see what a buyer will react to and what will scare them off. Sometimes the fix before we list is small and pays for itself many times over. Sometimes it is knowing which flaws to address and which to just price around and not touch. Most agents cannot tell you the difference. I can, because I have paid for both.
Marketing that actually reaches the buyer
The buyer for a Surfside or Bal Harbour home is often not local. They are somewhere else deciding on Miami. If your marketing only reaches people already here, you are missing most of your buyers.
